Fast work, slow payment.
You finish in days and then wait a month, because the package that gets you paid is not finished when the board is.
What goes wrong on drywall jobs
Punch items and touch-ups drag past final, and the last ten percent of your money goes with them.
How the paperwork actually moves
Drywall is board-count and area-based, hanging and finishing are separate stages, and fire-rated assemblies carry their own documentation. Punch closeout is usually what holds the retainage.
Nothing goes out without your say-so. Money and commitments stop at you by default. We write it up, you make the call. That is how the system is wired, not a habit we ask you to build.
The documents that only exist on drywall jobs
Drywall is priced per sheet and per finish level, so the two numbers that get you paid are the board count and the level you agreed to. A quantity loaded into the schedule of values phase by phase turns a board count into a progress payment instead of an argument at the end.
Where an assembly is fire-rated, the file needs the UL design number, the board type and the layer count — that is the sheet the inspector asks for, and the first thing a general contractor withholds money over when it is missing. A Level 5 upgrade is a change order, and so is damage that was not yours.
- Board and stock-length takeoffs by phase, loaded to the schedule of values.
- Fire-rated assembly documentation: UL design number, board type, layer count.
- Finish-level sign-off and rework change orders for damage somebody else caused.
Where the licence sits. Work of this kind in California is licensed under the CSLB C-9 – Drywall Contractor. Those are the classifications these documents come from.
What we take off your desk
- Draws built and submitted against the schedule of values, with the waivers attached, inside two days.
- Change orders priced and approved before the work proceeds, not argued about afterwards.
- Subcontractor compliance — certificates, licences and waivers tracked, with gaps chased before money moves.
- California deadlines tracked, including preliminary notice and 20-day notices, so lien rights are not lost by a date nobody watched.
- Your customer kept informed, so the person paying the draw knows what they are paying for.
- A named office manager on your account, with a trained office crew behind them and our software doing the reading.
Questions drywall contractors ask
Do you chase retainage at closeout?
Yes. Retainage is tracked per invoice from the start, and punch items are worked to closure because that is what releases the money.
Do you document fire-rated assemblies?
The assembly documentation is filed as part of the job record, which matters when an inspector or a future buyer asks what is behind the wall.
How do you handle backcharges from other trades?
Backcharges are documented when they occur, with the cause and the cost, rather than argued about at the end of the job.
